Leasing Information

What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for only their monthly rent installment and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any amounts owed by your roommates. As a Guarantor, you will only be responsible for the individual you wish to guarantee payment for.

Can I rent more than one bedroom?
Yes, each bedroom that is leased would be on a separate lease agreement. The property leases out by the bedroom, but you are more than welcome to lease an entire apartment given that you meet the qualification guidelines set by the property.

How long is the lease?
Fall 2023 Fixed Term Leases are September 20,  2023 to August 18, 2024. Current leases are from September 20, 2022 to August 20, 2023. Rent payments are made in 12 equal installments. This means there are no pro-rations of the rent.

Can I re-let my room?
Yes. We refer to it as a replacement of your contract because you are in fact replacing the obligated party. If you have a potential replacement in mind, they will need to meet the qualification guidelines and pay any applicable fees associated with the leasing process. K14 staff can also help find a replacement if the property is at full capacity and has a waitlist. However, you are ultimately responsible for your lease obligations until an approved replacement has been found.

How much does it cost?
Pricing is by the bedroom and varies depending on the floor plan rented and if the bedroom is a standard or a main bedroom. Click on “Floorplans” on the property home page to view pricing. Pricing may change based on availability.

Do you prorate rent?
No, our fixed term payments are 12 equal installments due on the first of every month with the first rent installment due the day your lease begins.

What utilities are included?
High-speed fiber optic Ethernet as well as wireless internet (WiFi), water, sewer , trash and recycling services are included in your rent installment. Electricity will be divided evenly between roommates and billed back to the resident portal where it can be paid with rent.

Are the apartments furnished?
The apartments are unfurnished, allowing you to customize the apartment to your own tastes!

Is this a pet-friendly community?
Pets are not allowed to live in the apartments. If you have any specific questions as it relates to our pet policy, feel free to contact the leasing office.

Leasing Process

How do I apply and lease online?
1. Online leasing can be accessed through the “Floor plans” menu option or the “Apply Now” link on the K14 homepage.
2. You will be prompted to complete the online application. Make sure to have your guarantor’s information handy. They will also have to be invited to apply as your guarantor via your application.
3. Our leasing staff will contact you in your priority position on the waitlist and begin assigning the exact floor plan and bedroom.
4. If approved, an electronic lease can be generated by management and sent to both you and your guarantor via email for electronic signature.

How do I qualify to live here?
Complete the application to lease. Anyone of legal age, with an acceptable credit history, an income equal to three times the monthly rent, an acceptable rental history, and an acceptable criminal history will qualify. If an applicant does not qualify on his or her own, a guarantor can be used to co-sign for the lease.

Why is my social security number required to apply?
We require a social security number to access your credit, rental, and criminal history, if any.

Where can I pay my screening fee?
You will be able to pay your screening fee by clicking “Apply” and following the online application and leasing process. It is $33 per primary applicant and $33 for guarantors.

Roommates

Can I bring my own roommates?
Yes, but they must apply, qualify, and lease their own bedroom. All roommates wanting to live together should indicate this when contacted by the leasing team.

Do my roommates need their lease complete to ensure living together?
Yes, if you have roommates and want to live together, they must have their paperwork and applications complete.

Do you do roommate matching?
Yes, when you apply, please be detailed in your answers on the “Roommate Matching Profile” in the application and based on availability we can match you!

What if my roommate moves out?
You are not responsible for any delinquent amount owed by the roommate. If you have an empty bedroom in your apartment, there is always a chance that you may receive a roommate match at any time. If management leases that bedroom, you will be notified at least 24 hours in advance before the potential resident moves in and receive their contact information.

Transportation

Do I need a car?
No, you do not need a car. K14 is literally the most central Eugene apartments near campus. You’re only steps to campus, classes, the library and the bookstore, and just a block from the restaurants, cafes and shopping along 13th Street.

Where can I store my bike?
We have bike storage available in the parking garage at a first come-first serve basis for no additional cost.

Is there parking?
Yes, there is limited underground parking for a monthly fee leased on a first come-first serve basis. Street parking is limited and highly regulated in the neighborhoods around the University District.  Parking spaces are reserved for leasing residents. Cars without a permit will be towed at the vehicle owner’s expense.

Living with Us

Is K14 “green”?
K14 is a transit-oriented development and is targeted to be LEED certified SILVER, with sustainable design features that conserve resources, lower utility bills, and provide a healthy living space. Along with providing a pleasant environment for residents, one of our goals is to be a model for environmentally responsible residential living by providing ways for tenants to live greener.

When do I move in?
Move-in date is the first day of your lease. You can move in after this date, but your first rent installment is due on the first day of your lease. For all other months, rent is due on the first day of the month with a four-day grace period. There is a $100 late fee if not paid by the 4th.

How big are the bedrooms?
The bedrooms range in size from 8-9 feet wide by 10-13 feet long and have a closet, thermostat, and operable windows. If you’re looking for a larger bedroom, a master bedroom with a private bathroom is available in certain floor plans (limited quantities available.) We recommend having a full-sized bed or extra-long twin bed, under bed storage, desk, and office chair.

What if there is an emergency?
In case of a life-threatening emergency, please call 911. If it is a building issue or resident needing immediate assistance during business hours, please call the office phone. After business hours, there is an answering service that can assist by calling: 1-855-298-3493

What if I lock myself out or lose my keys?
Please contact building management to request a new set of keys. After office hours, please call the answering service at 1-855-298-3493 and follow the prompts. Replacement key sets are available for $65.00.

Where will my packages go?
USPS packages small enough to fit in the postal parcel boxes will be delivered to your apartment’s postal box. Large USPS, UPS, FedEx, and all other carriers deliver packages to your front door. In some instances, package carriers will need to buzz your apartment at the call tower located at the K14 entrance and you can use the unlock button on the intercom mounted on your living room wall to allow them access to the lobby/elevator.

Payment & Billing
Where do I pay my rent installment and utilities? You can pay online through our Resident Portal by clicking “Payments,” dropping a check or money order in the rent drop box that is mounted on the lobby wall directly in front of the elevator or by mailing a check or money order to the leasing office at: 1414 Kincaid Street Eugene, OR 97401

How do I pay my utilities?
Water, Sewer, Trash, Recycling and Internet services are covered with the rent. There is monthly electricity bill back provided for each resident and shall be paid with rent.

What if I am late with a payment?
Rent is due the first of the month with a four-day grace period. On the 5th of the month a $100 late fee will apply.
